Garage Doors in Brampton, OntarioLocks, latches
and doors without openers.

Not every garage has an opener. Manual doors rely on a slide bolt or a T-handle lock that has to line up with the track. We repair and align those, replace worn handles and cylinders, and keep the door secure without a motor involved.

ARMBRO HEIGHTS GARAGE DOOR PROS · OPEN 24/7 · BRAMPTON · 34YEARS IN BUSINESS

The company behind the van

Before winter, a door benefits from a specific set of checks: seals that resist freezing to the slab, lubricant rated for the cold, springs inspected for rust and fatigue, and opener force adjusted for a door that will be stiffer in January. We do those checks as a set, so the door is ready for the season rather than surprised by it.

Garage door spring replacement

Repairs and new doors

Doors in this climate work hard: freezing nights, salt on the driveway, humid summers. Our services cover the wear that comes from all of it, plus the upgrades that make a door easier to live with, like insulation and phone control.

The lifting hardware takes the strain so the opener does not have to. We replace springs, cables and bearings before their wear passes down the line to more expensive parts.

  1. Part 1The panels

    Garage Door Panel Replacement

A stray ball went through one of the window panes in the top section. The glass is gone, the frame around it is cracked, and the steel beside the opening is pushed in, so the whole section is in question rather than one pane.

  2. Part 2The springs

    Torsion Spring Replacement

You heard a sharp bang from the garage, and now the opener hums for a second and gives up. The door lifts a few centimetres at most, then settles back down as if something very heavy is holding it in place.

  3. Part 3The cables

    Garage Door Cable Replacement

Your older door has springs along the tracks, and one cable has slipped off its pulley and dangles slack. The door lifts crooked and needs a shoulder to close, when it used to glide.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

New springs went in last year and the door balances well, yet it still clicks along the ceiling track like a train over rail joints. The wheels are the originals, worn to an oval, and the noise follows them from one end of the travel to the other.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

You press the remote from the driveway and hear the motor hum overhead, a steady drone with no movement behind it. The door stays shut.

Which fix fits?

Tap a situation. The answer opens here.

If The door starts to close, then reverses and the opener light blinks.

Then Photo-eye alignment.

The sensors near the floor are out of line or dirty; a clean and re-aim usually restores normal closing.

If The door touches the floor and pops back open.

Then Close-limit adjustment.

The opener thinks it hit something; setting the travel limit correctly stops the bounce.

If The door closes but leaves a gap along the bottom.

Then Bottom seal and limit setting.

A compressed seal or a short travel limit leaves daylight; both are simple to correct. Garage Door Bottom Seal Replacement

2021 census: what it means at the door

Every square is one home in a hundred.

  • 23 in 100 homes · newer homes
  • About 23% of homes in Brampton were built in 1980 or earlier, according to the 2021 Census.Builder-grade hardware is common on newer doors: light rollers, thin hinges and a basic opener that met the specification on the day. Upgrading to nylon rollers, heavier hinges and a belt-drive opener turns a serviceable door into a quiet one, which matters when bedrooms sit above.
  • Single-detached houses make up about 53% of homes in Brampton (2021 Census). In mixed neighbourhoods, noise matters differently from one address to the next. A detached house with a bedroom above the garage and a townhouse with a neighbour through the wall both benefit from a belt-drive opener and nylon rollers, and we explain the difference either way.

What information or photos help before the visit?

A photograph of the whole door from outside, a close-up of the damaged section, a picture of the manufacturer's label if you can find it, and a shot of the inside of the door showing the hinges, tracks and springs. Add the door's approximate width and height, whether it is insulated, its colour and panel style, and how the damage happened. That set often lets the technician confirm availability before arriving.

What happens to the opener during the work?

It is disconnected at the release cord and unplugged before any hardware comes off, so the motor cannot pull on a door that is missing a section. After the new section is in and the door has been balanced by hand, the opener is reconnected and tested: its reversal against a board on the floor and its photo-eyes are checked every time, and the open and close limits or the force setting are reset only if that check shows they need it.

How long does it take to get a replacement section?

Sections are made to order for a specific model, size, position and colour rather than kept in stock, so there is a lead time from the manufacturer. It varies with the maker, the colour and the season, and the technician confirms the expected timing when the order is placed. In the meantime the door is left in a safe state, either in normal use or braced and closed, depending on the damage.

If only one spring broke, should both be replaced?

On a two-spring door both springs have completed the same number of cycles, so the intact one is usually close to the end of its life as well. Replacing the pair gives the door two matched springs sharing the load evenly and a fresh cycle count on both sides. The technician looks at the remaining spring's condition and the door's configuration, then explains the reasoning so you can choose the scope with a clear picture.
